Virginia landlords: A few important landlord-tenant law changes take effect July 1, 2026.
- The biggest change is for unpaid rent notices. Landlords must now give tenants 14 days to pay after a written notice is served, up from the previous 5-day period. This means the eviction process for nonpayment will generally take longer, so acting quickly when rent becomes late is more important than ever. (Virginia REALTORS®)
- Landlords should update all lease forms, notice templates, and property management procedures that reference a 5-day pay-or-quit notice. Using outdated forms could create problems if an eviction becomes necessary. (Virginia REALTORS®)
- Additional changes affecting rental housing and disclosures are also being implemented, so now is a good time to review your leases and policies before renewal season. (Virginia REALTORS®)
